by this Act. The Planning Act 2008 is one of the most significant
changes to planning law in recent years and constitutes a major
overhaul of the planning application process, with special
provisions for major infrastructure projects. Amongst the key
developments initiated by the Act is the introduction of an
Infrastructure Planning Commission (IPC) which will create a single
process for granting the appropriate consents for major
infrastructure projects, within designated national policy
frameworks. There is also provision for a Community Infrastructure
Levy which will provide local councils with the option of imposing
a levy upon development, with the funds raised being used to
finance major infrastructure projects e.g. hospitals and schools.
