Probably the most famous book ever written on making money in Real
Estate. Twenty years since HOW I TURNED $1,000 INTO ONE MILLION IN
REAL ESTATE IN MY SPARE TIME was published, scarcely a day passes
but someone asks, Is it still possible to follow your formula to
make a million? Or has there been a major change?' Opportunities
for the average person today are better than ever before. The basic
investment formula has not changed. Nor is it likely to, for it has
become accepted by experienced Realtors the world over as the
established Real Estate Bible. Now, the original success story, how
the author turned $1,000 into a Million dollars, then into Three
Million and now into Five Million, in his spare time. Unbelievable?
Start reading and see. This book show how with average ability,
average savings and average luck, you can become a millionaire.

Probably the most famous book ever written on making money in real
estate. William Nickerson and his book HOW I TURNED $1,000 INTO ONE
MILLION IN REAL ESTATE IN MY SPARE TIME has probably created more
millionaires than any other book in investing history. It simply is
a masterpiece of common sense advice.

Nickerson restates his formula for success in real estate, which,
in case you've not heard it lately, goes like this: purchase
residential property in need of rehabilitation, provide the
necessary improvements, and sell the property for a minimum 25
percent profit. Case examples are used to illustrate refinements
such as looking for opportunities in inner cities and keeping an
open mind to creative financing possibilities.
Nickerson is an experienced pro whose "How I Turned $1,000 into
a Million in Real Estate in My Spare Time" is a classic.
THERE ARE MANY obvious ways to make a fortune. One is to
gamble. You might get rich overnight. But gambling is not a sure
thing-that's why they call it gambling. There are other
speculative, get-rich quick schemes-like buying real estate with
dangerous nothing down balloon-payment financing and bleeding,
rather than improving, the property but most easy-money fantasies
turn into nightmares, and breed negative losses instead of positive
profits. By far the surest road to a fortune that can match or
surpass your golden dreams is to buy, with sound financing,
fixer-upper properties that you can improve. You can choose from
millions of deteriorated or obsolescent properties with repair and
improvement challenges that you can readily correct. Many owners
just do not have the gumption to fix up wounded properties that
have bled their lives away with age and neglect. If you have a
little courage and imagination, you can buy such distress
properties at a bargain, correct imperfections, and make a sure and
spectacular profit. This gives you a built-in safety factor that
guards you against going wrong. If you faithfully follow my
principles it is just about impossible to go broke. The only
question is not whether you will make a profit, but how much you
will make
After writing his first book (How I Turned $1,000 into Five Million
in Real Estate in My Spare Time), William Nickerson went on book
tours to stores, radio and TV show explaining his new concept of
the average person investing in real estate. This second book in
the form of questions and answers is his response to the hundreds
and thousands of questions people asked on the book tours and
seminars that he gave. Nickerson crossed the country dozen of
times, studying real estate developments, checking trends, and
updating his information. Besides his personal contact people also
sent Nickerson thousands of letters with questions and stories of
their own success following his real estate teachings. Says
Nickerson, "These current examples of success prove over and over
how real estate investment can turn small nest eggs into large
fortunes." Nickerson shows how his techniques work in different
parts of the country. He tells how to appraise property values no
matter where you live. Nickerson answers the following questions
among others: Where is the best place to invest? How can I tell a
good deal from a bad one? Can a property be worth more than the
listed price? What is the riskiest property? Where can I make
advantageous trades? When is a building worth remodeling? How can I
get 100% financing? How does a tax free exchange work? What are my
chances of success?
