Richard Contino
R981 R893 Discovery Miles 8 930 Save R88 (9%) Ships in 12 - 17 working days

This book addresses crucial issues like profit strategies, forming and running a leasing company, and the leasing of equipment in the growing international market. Equipment leasing is one of the most complex aspects of business finance in existence, involving sophisticated concepts often understood only by experts. Consequently, business executives and purchasing professionals often fail to maximize their leverage in signing leases, or opt instead to purchase equipment outright at staggering costs. The Complete Equipment-Leasing Handbook for lessors and lessees answers questions like: How does the leasing marketplace really work? What is the best way for a company to solicit lease bids? What economic and tax risks does a lessor face? When is leasing a poor choice? Combining the author's Handbook of Equipment Leasing with the tools from his Complete Book of Equipment Leasing Agreements, Forms, Worksheets, and Checklists, this comprehensive volume provides the legal, financial, and business background essential for evaluating, negotiating, and documenting successful equipment lease transactions.

A Global Perspective on Real Estate Cycles (Hardcover, 2001 ed.): Stephen J. Brown, Crocker H. Liu A Global Perspective on Real Estate Cycles (Hardcover, 2001 ed.)
Stephen J. Brown, Crocker H. Liu
R2,862 Discovery Miles 28 620 Ships in 10 - 15 working days

The real estate industry has been severely affected by recent developments in international capital markets. There has been a decline in real estate investment trust (REIT) share prices, and a decline in capital available for real estate ventures. These setbacks have coincided with serious financial problems of very large hedge funds and other institutional investors in the market for commercial mortgage-backed securities. This volume collects the revised papers first presented at a conference hosted by New York University's Salomon Center on the impact of globalization on real estate business cycles. To this end, the conference offered new insights into the implications of U.S. and global real estate cycles on real estate securities including REITs and mortgage-backed securities as well as direct real estate investment. The most important insight is that the amplitude and frequency of the cycles differ from place to place and time to time. To the extent that this implies that real estate markets around the world are not yet fully integrated, there are opportunities for global investors. There are also risks; the markets are becoming more correlated, most particularly in periods of crisis. Indeed, the relative immaturity of the Thai real estate market contributed significantly to the extent and severity of the Asian financial crisis of 1997. To exploit these opportunities and to manage the resulting risk, portfolio managers need to develop new data sources and empirical procedures designed to maximize the information content of the data that is available. The lack of high quality data emerges as the central and most pressing issue, not only from a portfolio management context, but alsofrom the standpoint of public policy.

Carolina Sternberg
R3,480 Discovery Miles 34 800 Ships in 10 - 15 working days

This book examines the dynamics of neoliberal urban governance through a comparative analysis of Buenos Aires and Chicago, with a special focus on gentrification processes in both cities from 2011 to 2021. This work argues that neoliberal principles, rationales and institutions, along with the elaborate rhetoric that has contributed to their success, are forever present in the US and Latin American region, particularly in global cities like Buenos Aires and Chicago. The year of 2011 marks the (almost) simultaneous election of new executive authorities in each city, and finalizes in 2021-a sufficient time span to observe key patterns, narratives and developments of each neoliberal urban governance. First, this book chronicles the evolving urban neoliberal policies implemented since 2011 in both cities, with special attention to the systematic reduction of affordable housing and privatization of public land that have paved the way for gentrification to advance at a fast pace. Second, it also exposes readers to the prominent rhetoric crafted by local boards, developers, architects, and real estate agents in both cities. Third, this study chronicles how these contemporary neoliberal urban governances currently operate, a critical aspect that remains vastly unexplored. Lastly, until now these governances have been scantly explored from a comparative perspective in Latin American and North American urban settings, and so this book offers a rich new approach.

The Routledge Companion to International Housing Markets (Hardcover): Omokolade Akinsomi, Magnus Andersson, Beatrice Balivet,... The Routledge Companion to International Housing Markets (Hardcover)
Omokolade Akinsomi, Magnus Andersson, Beatrice Balivet, Helena Bohman, Peter Palm
R4,454 Discovery Miles 44 540 Ships in 12 - 17 working days

There is a lack of international comparative housing studies, this book brings together scholars with knowledge on different national markets. Each chapter can be read independently, making it easy to adopt single chapters in a course curriculum. Part A and C provides a theoretical framework that can be read separately and function as a base for discussing an individual housing market by choice above the provided country chapters. The book relies on both quantitative and qualitative methods. For teaching purposes, single chapters can be used as examples of different contexts. There is very little research on international housing markets from a comparative approach. This book provides new data as well as new analysis of existing data, providing new insights on institutional constraints on national housing markets. The book is written in an accessible, non-technical manner targeting a broad academic audience, and can be used both for teaching and readers wanting to orient themselves in the field. The book provides new perspectives on international housing markets and, focusing on underlying and interconnected markets. Specifically, the role of how institutional factors influence transaction costs differently on different national markets is addressed.

Property Rights from Below - Commodification of Land and the Counter-Movement (Paperback): Olivier De Schutter, Balakrishnan... Property Rights from Below - Commodification of Land and the Counter-Movement (Paperback)
Olivier De Schutter, Balakrishnan Rajagopal
R1,385 Discovery Miles 13 850 Ships in 12 - 17 working days

Recent years have seen a globalization of property rights as the Western conception of property over land has extended across the world. As formerly community-owned land and natural resources are privatized and titling schemes proliferate, Property Rights from Below questions the trend toward treating land as a commodity and explores alternatives to the Western model. As we enter an era of resource scarcity and as competition for land and associated natural resources increases, purchasing power cannot become the sole criterion for land allocation; and the law of supply and demand in increasingly financialized markets cannot become the sole metric through which the value of land is determined. Using a range of examples from around the world, Property Rights from Below demonstrates that alternatives to this model often emerge from social innovations supported by local communities and that there is an urgent need for a broader political imagination when it comes to land governance. This innovative cross-disciplinary perspective on the pressing problems surrounding global property rights will be of interest to academics, students and professionals with an interest in property law, development economics and land governance.

The Economic Theory of Eminent Domain - Private Property, Public Use (Hardcover): Thomas J Miceli The Economic Theory of Eminent Domain - Private Property, Public Use (Hardcover)
Thomas J Miceli
R2,645 Discovery Miles 26 450 Ships in 12 - 17 working days

This book surveys the contributions that economic theory has made to the often contentious debate over the government's use of its power of eminent domain, as prescribed by the Fifth Amendment. It addresses such questions as: When should the government be allowed to take private property without the owner's consent? Does it depend on how the land will be used? And what amount of compensation is the landowner entitled to receive (if any)? The recent case of Kelo v. New London (2005) revitalized the debate, but it was only the latest skirmish in the ongoing struggle between advocates of strong governmental powers to acquire private property in the public interest and private property rights advocates. Written for a general audience, the book advances a coherent theory that views eminent domain within the context of the government's proper role in an economic system whose primary objective is to achieve efficient land use.

Real-Estate Derivatives - From Econometrics to Financial Engineering (Hardcover): Radu S. Tunaru Real-Estate Derivatives - From Econometrics to Financial Engineering (Hardcover)
Radu S. Tunaru
R2,590 Discovery Miles 25 900 Ships in 12 - 17 working days

This book brings together the latest concepts and models in real-estate derivatives, the new frontier in financial markets. The importance of real-estate derivatives in managing property price risk that has destabilized economies frequently over the last hundred years has been brought into the limelight by Robert Shiller. In spite of his masterful campaign for the introduction of real-estate derivatives, these financial instruments are still in a state of infancy. This book aims to provide a state-of-the-art overview of real-estate derivatives, covering the description of these financial products, their applications, and the most important models proposed in the literature. In order to facilitate a better understanding of the situations when these products can be successfully used, ancillary topics such as real-estate indices, mortgages, securitization, and equity release mortgages are also discussed. The book examines econometric aspects of real-estate index prices time series and financial engineering non-arbitrage principles governing the pricing of derivatives. The emphasis is on understanding the financial instruments through their mechanics and comparative description. The examples are based on real-world data from exchanges or from major investment banks or financial houses in London. The numerical analysis is easily replicable with Excel and Matlab.

The Success of English Land Tax Administration 1643-1733 (Hardcover, 1st ed. 2018): Stephen Pierpoint The Success of English Land Tax Administration 1643-1733 (Hardcover, 1st ed. 2018)
Stephen Pierpoint
R3,669 Discovery Miles 36 690 Ships in 12 - 17 working days

This book provides a thorough review of early English land taxes of the seventeenth and early eighteenth centuries. It is a polemical work which is critical of the institutional English state narratives including Brewer's 'Sinews of Power' and North and Weingast's 'credible commitment' and some established works in the field particularly Ward's 'The English Land Tax in the Eighteenth-Century' which is subject to a highly detailed critique. The book proposes that although this was a time of tension, with an English population divided by political and religious affiliations, unprecedented amounts of taxation were still collected. This was achieved by ceding immediate process ownership to local governors whilst arming them with clear success criteria, well-designed processes and innovative legislation targeted on a growing and commercialized economy. An important development was the state's increasing ability to coordinate tax-gathering activities across the country. This book will be of interest to financial historians, academics, and researchers.
