Introduction to Real Estate Development and Finance (Paperback): Richard M. Levy Introduction to Real Estate Development and Finance (Paperback)
Richard M. Levy
R1,419 Discovery Miles 14 190 Ships in 12 - 17 working days

This book provides readers with a basic understanding of the principles that underlie real estate development. A brief historical overview and an introduction to basic principles are followed by examples from practice. Case studies focus on how cities change and respond to the economic, technological, social, and political forces that shape urban development in North America. It is important to have a framework for understanding the risks and rewards in real estate investing. In measuring return, consideration must be given to both investment appreciation and the cash flow generated over the life of a project. In addition, metrics are presented that can be useful in assessing the financial feasibility of a real estate development proposal. This book also provides an overview of the forces of supply and demand that gauge the potential market for a new project. In determining the size of "residual demand", estimates for population growth, family formation, and new development are important. All development projects fall under the auspices of one or several jurisdictions. Though every jurisdiction has different rules and procedures, basic knowledge of the planning process is critical to the success of all development projects regardless of location. Furthermore, all projects have a legal component. Basic issues of land ownership, property rights, property transfer, and land registration are reviewed, all of which need to be considered when a property is sold or purchased. This book also provides a primary on the design and construction process. In constructing a building, a team of experts is first required to design the architectural, structural, and heating, ventilation, and air conditioning (HVAC) systems for a building. An overview is provided of each building system: wood, concrete, and steel. Critical to a successful real estate development, project management principles for the processes of design, bidding, and construction are explored, with close attention given to budgeting, scheduling, and resource management. Essential reading for anyone involved in the development of our built environment, this is a must-read introduction for students and professionals in architecture, urban planning, engineering or real estate seeking an approachable and broad view of real estate development and finance.

Property Rights (Routledge Revivals) - Philosophic Foundations (Hardcover): Lawrence C. Becker Property Rights (Routledge Revivals) - Philosophic Foundations (Hardcover)
Lawrence C. Becker
R4,280 Discovery Miles 42 800 Ships in 12 - 17 working days

Property Rights: Philosophic Foundations, first published in 1977, comprehensively examines the general justifications for systems of private property rights, and discusses with great clarity the major arguments as to the rights and responsibilities of property ownership. In particular, the arguments that hold that there are natural rights derived from first occupancy, labour, utility, liberty and virtue are considered, as are the standard anti-property arguments based on disutility, virtue and inequality, and the belief that justice in distribution must take precedence over private ownership. Lawrence Becker goes on to contend that there are four sound lines of argument for private property that, together with what is sound in the anti-property arguments, must be co-ordinated to form the foundations of a new theory. He therefore expounds a concise but sophisticated theory of property that is relevant to the modern world, and concludes by indicating some of the implications of his theory.

Agrarian Reform in Contemporary Developing Countries - A Study Prepared for the International Labour Office within the... Agrarian Reform in Contemporary Developing Countries - A Study Prepared for the International Labour Office within the Framework of the World Employment Programme (Paperback)
Ajit Kumar Ghose
R686 Discovery Miles 6 860 Ships in 12 - 17 working days

Initially published in 1983, in association with the International Labour Organisation (ILO), this book is about the meaning, relevance and process of agrarian reform in contemporary developing countries. It includes seven detailed case studies - one each on Ethiopia, Peru, Chile, Nicaragua, Iran, Kerala, (India) and West Bengal (India). In all the cases, serious contemporary efforts were made to implement agrarian reform programmes and the case studies focus upon selected aspects of this reform process - origins, basic characteristics, problems of implementation and immediate consequences. Each region differs considerably in terms of socio-economic and administrative conditions, but when the reform efforts are placed in their respective historical contexts, several common themes emerge which are dealt with in detail. In all cases, it is clear that agrarian reform is essentially a political process, requiring major social movements and that piecemeal reforms will not solve the grave problems of growth, distribution and poverty in the Third World.

Urban Challenges in Spain and Portugal (Hardcover): Nuria Benach, Andres Walliser Urban Challenges in Spain and Portugal (Hardcover)
Nuria Benach, Andres Walliser
R4,280 Discovery Miles 42 800 Ships in 12 - 17 working days

Contemporary cities in the Iberian Peninsula have gone through a period of dramatic changes during the last decade. A period of upward economic indicators and massive urbanization was followed by a tremendous financial crash in 2007 that sank Spanish and Portuguese societies into a profound crisis. That period of massive urbanization has been explained by several factors: the availability of financial capital that was speculatively invested in real-estate, a rather sympathetic land use regulation, and the real or perceived social mobility by most social groups which included housing acquisition enabled by unusual credit facilities. In this book we aim to show several different aspects of this process both in Portugal and Spanish cities, problematizing the economic and social consequences of such a model of urban and economic growth and also presenting some policy and governance outcomes that took place along the last decade. This book was published as a special issue of Urban Research and Practice.

Flexibility and Real Estate Valuation under Undercertainty - A Practical Guide for Developers (Paperback): R de Neufville Flexibility and Real Estate Valuation under Undercertainty - A Practical Guide for Developers (Paperback)
R de Neufville
R1,535 Discovery Miles 15 350 Ships in 12 - 17 working days

Provides a revolutionary conceptual framework and practical tools to quantify uncertainty and recognize the value of flexibility in real estate development This book takes a practical "engineering" approach to the valuation of options and flexibility in real estate. It presents simple simulation models built in universal spreadsheet software such as Microsoft Excel(R). These realistically reflect the varying and erratic sources of uncertainty and price dynamics that uniquely characterize real estate. The text covers new analytic procedures that are valuable for existing properties and enable a new, more profitable perspective on the planning, design, operation, and evaluation of large-scale, multi-phase development projects. The book thereby aims to significantly improve valuation and investment decision making. Flexibility and Real Estate Valuation under Uncertainty: A Practical Guide for Developers is presented at 3 levels. First, it introduces and explains the concepts underlying the approach at a basic level accessible to non-technical and non-specialized readers. Its introductory and concluding chapters present the important "big picture" implications of the analysis for economics and valuation and for project design and investment decision making. At a second level, the book presents a framework, a roadmap for the prospective analyst. It describes the practical tools in detail, taking care to go through the elements of the approach step-by-step for clarity and easy reference. The third level includes more technical details and specific models. An Appendix discusses the technical details of real estate price dynamics. Associated web pages provide electronic spreadsheet templates for the models used as examples in the book. Some features of the book include: - Concepts and tools that are simple and accessible to a broad audience of practitioners; - An approach relevant for all development projects; - Complementarity with the author's Commercial Real Estate Analysis & Investments--the most-cited real estate investments textbook on the market. Flexibility and Real Estate Valuation under Uncertainty: A Practical Guide for Developers is for everyone studying or concerned with the implementation of large-scale or multi-phase real estate development projects, as well as property investment and valuation more generally.

Real Estate Economics - A Point-to-Point Handbook (Hardcover): Nicholas Pirounakis Real Estate Economics - A Point-to-Point Handbook (Hardcover)
Nicholas Pirounakis
R5,083 Discovery Miles 50 830 Ships in 12 - 17 working days

Real Estate Economics: A point-to-point handbook introduces the main tools and concepts of real estate (RE) economics. It covers areas such as the relation between RE and the macro-economy, RE finance, investment appraisal, taxation, demand and supply, development, market dynamics and price bubbles, and price estimation. It balances housing economics with commercial property economics, and pays particular attention to the issue of property dynamics and bubbles something very topical in the aftermath of the US house-price collapse that precipitated the global crisis of 2008.

This textbook takes an international approach and introduces the student to the necessary toolbox of models required in order to properly understand the mechanics of real estate. It combines theory, technique, real-life cases, and practical examples, so that in the end the student is able to:

read and understand most RE papers published in peer-reviewed journals;

make sense of the RE market (or markets); and

contribute positively to the preparation of economic analyses of RE assets and markets soon after joining any company or other organization involved in RE investing, appraisal, management, policy, or research.

This book should be particularly useful to third-year students of economics who may take up RE or urban economics as an optional course, to postgraduate economics students who want to specialize in RE economics, to graduates in management, business administration, civil engineering, planning, and law who are interested in RE, as well as to RE practitioners and to students reading for RE-related professional qualifications.

R3,551 Discovery Miles 35 510 Ships in 12 - 17 working days

Finding solutions to indoor air quality problems is often a complex, multifaceted endeavor. This practical desk reference serve as a guide and information resource - both on treating existing indoor air problems effectively - and on preventing costly IAQ problems from occurring in the first place. A single discipline approach unfortunately tends to narrow both the control and the treatments options. This book cuts across professions to offer those concerned with the total facility a broader, more comprehensive approach to managing indoor air quality and mitigating indoor air quality problems. The fifth edition is extensively updated and edited in response to the rapid pace of changes and advances in the IAQ industry.

Land Reform in Developing Countries - Property Rights and Property Wrongs (Paperback): Michael Lipton Land Reform in Developing Countries - Property Rights and Property Wrongs (Paperback)
Michael Lipton
R1,417 Discovery Miles 14 170 Ships in 12 - 17 working days

Land reforms are laws that are intended, and likely, to cut poverty by raising the poor's share of land rights. That raises questions about property rights as old as moral philosophy, and issues of efficiency and fairness that dominate policy from Bolivia to Nepal. Classic reforms directly transfer land from rich to poor. However, much else has been marketed as land reform: the restriction of tenancy, but also its de-restriction; collectivisation, but also de-collectivisation; land consolidation, but also land division. In 1955-2000, genuine land reform affected over a billion people, and almost as many hectares. Is land reform still alive, for example in Bolivia, South Africa and Nepal? Or is it dead and, if so, is this because it has succeeded, or because it has failed? There has been massive research on land reform and this book builds on some surprising findings. * Small farms' share in land is rising in most of Asia and Africa. * This is not driven (as widely claimed) by growth in rural population or farm productivity, but by the relative efficiency of small farms, and in some cases by land reform. * Whether land reform helps the poor depends not only on land transfers, but at least as much on its effects through employment, non-farm activity, GDP growth and distribution, as well as the village status and power of the poor. * Avoidance, evasion and even distortion of land reform laws sometimes advance their main aims. * Liberalisation and its accompaniments (such as supermarkets) can be powerful friends or fatal foes of small farms and land reform. This book will be of great interest to students, researchers and consultants working on agriculture, farm organisation, rural development and poverty reduction, with special emphasis on developing countries.

Contested Common Land - Environmental Governance Past and Present (Hardcover, New): Christopher P. Rodgers, Eleanor Straughton,... Contested Common Land - Environmental Governance Past and Present (Hardcover, New)
Christopher P. Rodgers, Eleanor Straughton, Angus J. L Winchester, Margherita Pieraccini
R3,986 Discovery Miles 39 860 Ships in 12 - 17 working days

This innovative and interdisciplinary book makes a major contribution to common pool resource studies. It offers a new perspective on the sustainable governance of common resources, grounded in contemporary and archival research on the common lands of England and Wales - an important common resource with multiple, and often conflicting, uses. It encompasses ecologically sensitive environments and landscapes, is an important agricultural resource and provides public access to the countryside for recreation. Contested Common Land brings together historical and contemporary legal scholarship to examine the environmental governance of common land from c.1600 to the present day. It uses four case studies to illustrate the challenges presented by the sustainable management of common property from an interdisciplinary perspective - from the Lake District, Yorkshire Dales, North Norfolk coast and the Cambrian Mountains. These demonstrate that cultural assumptions concerning the value of common land have changed across the centuries, with profound consequences for the law, land management, the legal expression of concepts of common 'property' rights and their exercise. The 'stakeholders' of today are the inheritors of this complex cultural legacy, and must negotiate diverse and sometimes conflicting objectives in their pursuit of a potentially unifying goal: a secure and sustainable future for the commons. The book also has considerable contemporary relevance, providing a timely contribution to discussion of strategies for the implementation of the Commons Act of 2006. The case studies position the new legislation in England and Wales within the wider context of institutional scholarship on the governance principles for successful common pool resource management, and the rejection of the 'tragedy of the commons'.
