Today's housing market offers exceptional opportunities and incentives to achieve the American dream. "Your Key to a Successful Home Financing" presents unique resources that will help you understand and simplify the loan process, identify available mortgage programs to meet your goals, and enjoy the advantages of being a homeowner. This book will also prepare you with the essentials for a loan approval and tips on how to improve your credit. I will describe fundamental benefits of using government loans, such as buying with no money down or getting additional funds to repair your home, and options to receive down payment assistance from your city, county or state. I'll show you how to save money by obtaining a seller credit towards closing costs, reduce your interest rate and its cost, and obtain federal and state tax credits. In addition, you will learn ways to buy foreclosures with low down payment. As a mortgage consultant, I strongly believe in full disclosure to my clients; I'll describe important key documents that need to be reviewed before looking for a house and at the closing of your transaction. I was motivated to write this book because I frequently witness loan officers failing to provide existing programs and resources to homebuyers. Ultimately, this lack of expertise or ability can be detrimental at the moment of purchasing your home. Throughout "Your Key to a Successful Home Financing" outstanding online support for homebuyers and homeowners will be listed, and you will discover secrets banks may not necessarily want you to know. Its chapters were designed for readers that don't have time to study vague and lengthy narratives about financing. It provides direct, current and crucial advice to find the most appropriate home loan program to fit your needs, because now it's a great time to take action
The current recession has affected a considerable number of organizations and private individuals, leading to company closures and unemployment. On this note, it is quite obvious that we have to be much better in our respective professions and in the way we manage our organization to stand a good chance of surviving the current downturn. The construction sector appears to have taken a considerable blow in the current recession and is still faced with various cutbacks, which will inevitably lead to further job losses and company closures. In the light of this situation, most organizations are looking for avenues for cutbacks and improved profits, and to achieve this, better staffs are retained at the expense of less efficient staffs, while a considerable number of organizations and companies will face closures. Within the construction sector, the professional staffs from the contractors organization, clients project team, and other related outfits such as real estate development, buy to let development, and small builders all have to operate at near 100% efficiency to stand a good chance of surviving the downturn. This work based on over 25 years of experience in both the construction and professional outfit, have been carefully put together to provide an effective cost control and cost recovery measures which will immensely benefit those involved within the industry. The book has further tried to provide an answer to certain bad practices during the construction period, which tend to be costly and if applied in the current economic climate will inevitably lead to company closures and job losses. The book has further looked at issues such as budgets, cash flows and important checking mechanisms to ensure that most organizations understand how these issues are addressed, and in so doing provides the much needed answers for the banks and financial institutions in the course of their project, which creates an avenue for quicker decision making by financial institutions as regards the funding of the project.
After teaching sewing for years Stephnie noticed all her beginning sewing students labored with the same tendencies. She found these tendencies were discouraging the desire to continue sewing. What a sad affair to crush a persons creativity: not to mention denying the pure enjoyment garnered from taking sewing classes. Therefore, she felt compelled to list the tendencies: about 30. Actually this was just the beginning of the list. After identifying the Tendency, Stephnie wrote out a description of what was happening with each tendency calling it: The Problem. The evolution continued with answers and solutions, calling them: To Clarify. Wow Today the number is more like 90 something. Example: many times her students had trouble taking the fabric (with the finished seam) out from under the foot. Stephnie would causally place her hand in front of the sewing machine needle and ask, "Where is your take-up lever?" When the student realized the take-up lever was hiding, Stephnie's next remark was: "Turn the hand wheel like a Waterfall until the take-up lever is at its highest point. Now you can retrieve your fabric." Stephnie provided photos and drawings on the page facing each tendency. This will help you, the reader, understand the text better. The book is mostly about operating and maintaining the sewing and serging machine. However: reading patterns, a harrowing encounter; sewing over pins, not good, and wash your stash, what ever that means. Plus, a virtual plethora of sewing mysteries are unveiled as the author leads you through her tried and true techniques of sewing, cutting and general handling of fabrics, sewing machines, hand sewing (yes you need to do hand sewing), posture is embraced (it is important), etcetera. Stephnie is trained in tailoring, drapery making, costume creating, stuffed toy making, quilting, and pattern alteration through Nancy Zieman's Fitting Finesse. So much fabric: so little time. Study the book, take it with you to a sewing class and have fun

"You can't do that" "You can't do that any more." That was the mantra of the average realtor when this family bought and sold the properties written about in this book. A time like today. This is a book of succinct examples of buying investment residential real estate, by one family, that put them in the financially independent category few achieve, but many talk about. Examples of buying houses, of buying duplexes and apartment buildings. Buying with nothing down. Buying with the banks money. Buying in the down market. Buying a property and getting paid by the seller, to buy it. Buying in a real estate market of declining prices, and of escalating interest rates. Interest rates of 14%, 15% and even as high as 16% on home loans. We are not yet seeing that, and hope we never will again.A market very similar to the market of today. These were also through the years when over building and conversion of the overbuilding made a tight rental market for apartments. Many for rent ads, offered free; toaster ovens, microwaves or even one or more months of free rent. Real estate goes up and it goes down. It is cyclical. Businesses are cyclical. The stock market is cyclical. The bond market is cyclical. Life is a cyclical thing. For people who want to pursue their financial dream of being financially free, this book is the map book through investing in real estate and getting the financial rewards. The whole idea for this book was born out of frustration from my own horror stories with contractors, as well as everybody else's that I have learned about. Plenty of people have told me about a bad incident they have experienced with a contractor, which could have been avoided if the customer had been more informed. Trashing home improvement contractors is not the intention of this book. In the construction business, you have some good contractors as well as bad. The main goal of this book is to educate homeowners on some of the finer points of hiring a home improvement contractor. Ask the average homeowner what he or she knows about blueprints, building codes, or home improvement contracts, and I am sure you will not get a lot of answers. This would be similar to someone asking me-an electrician-about investment banking or bond trading. If you're not in the business, then how would you know? Whether I am buying a car or planning to travel, I always do my research prior to making a decision. There is no such thing as getting too much information. Home renovation guides are very popular and ubiquitous. What distinguishes my book from all the others is the amount of detailed information I provide on the do's and don't's as well as the strategies to use and the pitfalls to avoid when hiring a home improvement contractor. The readers of my book will become educated about the tools needed to successfully hire a contractor, while attempting to minimize the aggravation and disappointment that frequently accompanies a great number of home renovations. When a homeowner decides to renovate his or her home, he or she can always find plenty of books on home renovations. Most of these books detail a lot of information on the ideas and designs, with very few details on hiring and working with a contractor. Another popular source for hiring a contractor is through recommendations. Once again, you hire the contractor, and it is up to you to make sure that the contractor is doing everything that they are supposed to do. Working in the construction business as an electrician in New York for more than two decades, I have been involved in many facets of the business of industrial, commercial, and residential construction and renovation, ranging from private homes to office buildings, airports, hotels, and hospitals. My vast knowledge and experience in the construction industry and as a homeowner gives me this enormous opportunity to exhibit the tools necessary for homeowners to successfully hire a general contractor to renovate their home.
"Taming Your New Refrigerator" is best read before you buy the refrigerator. It is meant to be an aid to anyone who is going to buy a new refrigerator or who has questions about one just purchased. It contains suggestions about what to look for as well as what to avoid when buying a refrigerator. People who would find this book helpful include people buying a new refrigerator, people remodeling a kitchen, landlords, home economics teachers and perhaps realtors. Chapter topics include buying a refrigerator, making sure house is suitable and handling "no-cool" situations. The book can help you avoid mistakes I see every day as a refrigerator repair technician. It is the result of years of experience repairing and seeing the same mistakes in installation, purchasing and care day-after-day. Many of these mistakes result in service calls, which cost you, the consumer, directly or indirectly. My belief is that over the life of the refrigerator you will save a lot more than the cost of this book if you use the information it contains. |
