Target Cost Contracting Strategy in Construction - Principles, Practices and Case Studies (Hardcover): Daniel W.M. Chan, Joseph... Target Cost Contracting Strategy in Construction - Principles, Practices and Case Studies (Hardcover)
Daniel W.M. Chan, Joseph H. L. Chan
R4,906 Discovery Miles 49 060 Ships in 10 - 15 working days

The problems inherent in the traditional design-bid-build procurement method often lead to the adversarial working relationships within the construction industry. Target cost contracts, accompanied by a gain-share/pain-share arrangement serving as a cost incentive mechanism, have emerged in the United States, the United Kingdom, Australia and Hong Kong with the aim of achieving better value for money and more satisfactory overall project performance under a collaborative working relationship. This book presents the underlying principles, practicalities and a series of short case studies of applying the target cost contracting strategy. Principles begin with the fundamentals then cover the development of target cost contracting in major countries/cities, definitions of target cost contracting, perceived benefits, potential difficulties and critical success factors for implementation. Practices include the target cost contracting approach and process in general, the key risk factors, risk assessment model, risk allocation and risk mitigation measures for target cost contracts in particular, together with a conceptual framework for the performance measurement of target cost contracts. Several short real-life case studies from the United Kingdom, Hong Kong, Australia and New Zealand are provided for further illustration. The book will appeal to a wide spectrum of readers from industrial practitioners to undergraduate students, researchers and academics interested in construction contracts and procurement methods.

Adapting Buildings for Changing Uses - Guidelines for Change of Use Refurbishment (Hardcover): David Kincaid Adapting Buildings for Changing Uses - Guidelines for Change of Use Refurbishment (Hardcover)
David Kincaid
R4,486 Discovery Miles 44 860 Ships in 10 - 15 working days

Adapting Building for Changing Uses discusses the comprehensive refurbishment of buildings to enable them to be used for purposes different to those originally intended. For those involved in the often risky business of conversion of buildings from one type of use to another, Adapting Building for Changing Uses provides secure guidance on which uses may be best suited to a particular location. This guidance is based on a unique decision tool, the "Use Comparator", which was developed through research carried out at UCL in the mid 1990's. The "Use Comparator" compares the physical and locational characteristics of a building with the characteristics best suited to various types of use. A total of 77 targeted types of use are evaluated, in contrast to the 17 uses normally considers by regulatory planners. Adapting Building for Changing Uses also identifies the key problems experienced by building managers involved in assembling the coalition of Producers, Investors, Marketeers, Regulators and Users, which makes the key decisions in "Adaptive Reuse". The book explores the differing perceptions and attitudes of these key decision agents to matters such as cost, value, risk and robustness, and offers advice on how to avoid the potential for project failure that these differences present.

Architectural System Structures - Integrating Design Complexity in Industrialised Construction (Paperback): Kasper Sanchez... Architectural System Structures - Integrating Design Complexity in Industrialised Construction (Paperback)
Kasper Sanchez Vibaek
R1,666 Discovery Miles 16 660 Ships in 10 - 15 working days

This book proposes a system structure in architectural design that conceptualises a systemic level in architecture and construction that lies between general construction techniques and specific architectural results. In order to make such a system structure operational, the elaboration of a model seeks on the one hand to analytically grasp and on the other hand to make it possible to actively work with system structures as part of architectural design. Kasper Sanchez Vibaek's ambition is to bridge an apparent and increasing gap between architectural ideation and the way these ideas are brought to life as real physical manifestations of our built environment. In line with the so-called systems sciences the book rejects the prevalent scientific view that the degree of detail 'automatically' enhances understanding and explanative power of complex phenomena. It establishes the idea of a systems view on buildings and architectural design that through the use of flexible constituent elements facilitates discussion and decision making about how architectural wholes are appropriately put together as assemblages of what the current and future building industry is capable of producing. Based on several years of detailed research into the architectural consequences of construction when exposed to industrialised production techniques and systems, Architectural System Structures represents a new way to look at what is already there and is useful for all those interested in the processes of architectural creation and realisation specifically attached to time, place and cultural context.

Total Quality in the Construction Supply Chain - Safety, Leadership, Total Quality, Lean, and BIM (Hardcover): John S Oakland,... Total Quality in the Construction Supply Chain - Safety, Leadership, Total Quality, Lean, and BIM (Hardcover)
John S Oakland, Marton Marosszeky
R4,540 Discovery Miles 45 400 Ships in 10 - 15 working days

Organizations in the construction industry struggle with three key issues: quality management or better meeting customer expectations, supply chain management or more effectively working with suppliers to provide a seamless service to customers, and knowledge management, the challenge of learning between collaborating organisations and between people working on similar projects around the world. Excellence in these key aspects of business is the hallmark of great companies. This book tackles each of these themes, demonstrating their significance as strategic concepts for the construction sector and illustrating how development goals in each of the areas can be met. To be successful Total Quality has to impact on the organisation's Performance, which should be measured on a "balanced scorecard", including the results from the customer. This can be achieved through good Planning and improvements in Processes through involvement of the People. These 4Ps combine with the 4Cs - Customer, Culture, Communication and Commitment to provide a model for implementing total quality into construction. The book brings together, within this consistent theoretical framework, international case studies from all areas of the construction industry. These include examples as diverse as quarrying, construction, design, real estate, land development and regulatory agencies, drawn from the UK, USA, Hong Kong, Singapore Australia and Japan. Through these the authors demonstrate how a total quality or business excellence strategy can be applied in all activities in the construction supply chain to achieve world-class performance. Written by two of the world's leading experts, in a logical and very practical style, Total Quality in the Construction Supply Chain offers students and others new to the subject a clearly structured introduction to the concept of quality in the industry, while offering help and guidance to the most experienced professionals. The book should also appeal to people from all areas of the building and construction sector in any country.
