The Ontology and Modelling of Real Estate Transactions (Hardcover, New Ed): Heiner Stuckenschmidt The Ontology and Modelling of Real Estate Transactions (Hardcover, New Ed)
Heiner Stuckenschmidt; Erik Stubkjaer
R3,919 Discovery Miles 39 190 Ships in 10 - 15 working days

Due to differences in the legal systems and business environments, it is difficult to compare the process of buying and selling land in different European countries. Illustrated by a range of European case studies, this book identifies and discusses the problems of this and similar comparisons. It then examines how ontological modelling can be applied to real estate transactions and advocates this as a basis for comparing the various processes used across Europe. The book consists of four parts: the economic, legal and ontological aspects of real property transactions; a discussion of the current situation in different countries, thus showing the heterogeneity and complexity of processes that have to be captured; whilst the third and fourth parts describe ontological modelling and its benefits for the purpose of understanding the nature of real property transactions together with examples of modelling techniques applied to cadastre and real property.

The Invisible Line - Land Reform, Land Tenure Security and Land Registration (Hardcover, New Ed): Henri Al Dekker The Invisible Line - Land Reform, Land Tenure Security and Land Registration (Hardcover, New Ed)
Henri Al Dekker
R4,216 Discovery Miles 42 160 Ships in 10 - 15 working days

During the past two decades, there has been a resurgence of interest in issues of land reform in developing and transitional countries. This has been initiated by the large-scale re-distributive activities in former communist countries and by the growing number of claims by displaced indigenous population groups to restore their rights to land. This book provides a timely and clear overview of the historical and theoretical context of current land reform and tenure issues. Illustrated with global case studies from Europe, Asia, Africa and Latin America, key sections explore land and rights to land, property, land tenure and reform, and land registration. Beginning by discussing the need to demarcate space by creating 'invisible lines' - which give certainty to what extent authority over land can be established - the book then explores legal and theoretical definitions of 'land' and 'property' and looks at the various different policies and forms of land tenure. One of the most recent developments in land reform policy has been to look to traditional forms of access to land and of resource conservation. The book argues that, while such policies on land property rights have great potential, they are best being adopted in a long-term, incremental way. It also shows how land policy reforms must be embedded in institutional and general policy reforms, complemented by rural development and educational opportunities for beneficiaries. The book summarises the main principles of land reform activities and practices and argues that the perception of land tenure security is the most critical factor of success to land reform.

Charters of Malmesbury Abbey (Hardcover, New): S. E. Kelly Charters of Malmesbury Abbey (Hardcover, New)
S. E. Kelly
R3,034 Discovery Miles 30 340 Ships in 10 - 15 working days

Malmesbury Abbey was one of the few English minsters which had a continuous existence from the seventh to the sixteenth century, and the Malmesbury archive is a particularly important witness to the history of Wessex and the West Saxon church in the pre-Viking period. More than half of the surviving charters purport to date from the seventh and eighth centuries, many of them directly associated with Malmesbury's most celebrated abbot, the scholar and poet Aldhelm. This volume is the first scholarly edition of Malmesbury's pre-Conquest charters.
The Malmesbury archive poses a particularly difficult editorial challenge, since the manuscripts are generally late and the abbey's scribes were prone to forgery and the 'improvement' of their muniments. Although the abbey had its own celebrated post-Conquest historian in William of Malmesbury, regrettably little detailed information has survived about the early history of the monastery. Nevertheless, analysis of the charters has made it possible to build up a fairly coherent picture of Malmesbury's development in the first four centuries of its existence. This volume provides an important background to William of Malmesbury's De gestis pontificorum Anglorum, and includes significant new material for the study of William's use of historical documents.
Charters of Malmesbury Abbey is comprised of editions of thirty-five charters and also a small group of separate boundary surveys, with expert detailed commentaries on their historical and topographical importance. The charters are prefaced by a lengthy introduction which presents a new synthesis of the history of the abbey and an extensive bibliography.

Alain Durand-Lasserve, Lauren Royston
R4,355 Discovery Miles 43 550 Ships in 10 - 15 working days

Security of land tenure for the urban poor is now a major problem for developing cities in Africa, Asia and Latin America. This book presents and analyzes the main conclusions of a comparative research programme on land tenure issues. It looks at how solutions can be found and implemented to respond to the demands and needs of the majority of squatters and informal settlements, and analyzes how urban stakeholders, with different social, legal and economic constraintes, find innovative and flexible solutions. The book is intended to fill a gap in the literature on comparative research on tenure policies and should be useful to reserachers and professionals involved in defining and instigating tenure upgrading policies and programmes.

Slaying the Nimby Dragon (Hardcover, New): Herbert Inhaber Slaying the Nimby Dragon (Hardcover, New)
Herbert Inhaber
R4,221 Discovery Miles 42 210 Ships in 10 - 15 working days

A mob scene erupted in April 1990 in the sleepy hamlet of Caneada, a small town on the northern edge of the Allegheny Mountains. In addition to riots and numerous arrests, six senior citizens, handcuffed to a heavy chain, formed a human barricade across the steel bridge spanning the Genesee River. Their purpose was to prevent the siting commission of a low-level radioactive waste dump from getting across the bridge. In the past few decades, finding sites for undesirable facilities, such as prisons and garbage landfills, has become ever more difficult. The difficulty lies not in tracking down technically suitable sites, but in the so-called NIMBY syndrome. People might agree that a facility is desperately needed just as long as it is Not In My Backyard. The unfortunate results of this proverbial game of hot potato are ever-mounting social and economic costs. State and local governments will continue to spend small fortunes finding sites to facilities that everyone desires hi principle but nobody seems to want on their block.

In "Slaying the NIMBY Dragon, "Herbert Inhaber draws on the experience of many NIMBY cases. He discusses new approaches to overcoming NIMBY, such as . the reverse Dutch auction. Reverse, because undesirable objects are being auctioned. This market approach holds promise for meeting the objections of potential neighbors of a LULU (Locally Unwanted Land Use) as well as society's need to get the facilities built. According to Inhaber, a site auction works better than negotiation--the community handles it on their own, and when they are satisfied with a site they offer a bid. The hefty bonus would go to the first county that agrees to have a site built in their backyard. Psychological components of the NIMBY syndrome are also discussed--logical objections and why people think as they do about LULUs. Inhaber believes that the trick to handling this problem is to take account of these personal sentiments and accomplish the nation's work at the same time.

Inhaber adopts an optimistic approach to a problem that many believe has become a national fixture with no solution. The nuclear industry has been trying, without success, to dispose of its waste for about four decades, to take just one example. Inhaber believes there is a way to assuage the fears of an affected community while simultaneously preserving the environment and the people. This book will be of interest to environmentalists, developers, policymakers, and those in the fields of waste industry, nuclear, and risk analysis.

The Real Estate Game is a comprehensive guide to successful real estate investment from one of the masters in the field. Drawing upon four decades of experience developing, owning, and managing properties and on almost thirty years of teaching at the Harvard Business School, William J. Poorvu offers an insider's perspective on how to make smart decisions about real estate.

The real estate "game" is played by people, and it's the stories of real people that make Poorvu's introduction to the industry colorful and interesting. The reader meets players ranging from real estate moguls to small-scale developers to individual investors in exotic investment instruments. Their stories evolve throughout the book and illustrate how these people -- with all their complicated needs, talents, and motives -- fit into the larger process and context.

In clear and nontechnical language, Poorvu explains how variables -- players, properties, capital markets, and the external environment -- come together to influence the shape and outcome of a real estate deal. He explains the time frame for different kinds of real estate investments and walks the reader through the key "periods of play" in the real estate game: concept, commitment, development, operation, reward, and reinvestment.

The Real Estate Game introduces a simple but powerful "back-of-the-envelope" technique for analyzing the financial implications of a potential deal. Using this tool and others, Poorvu shows readers how to use direct investments, syndicates, and REITs to get into the real estate game across a broad range of property types: residential, office, hotel, industrial, and retail.

Offering unique insight into the ways that developers and investors can create value, The Real Estate Game is both a perfect introduction for the novice and an invaluable overview for the experienced professional.

This book is concerned with one of the fundamental problems in the economic and social history of Europe in the early modern period, namely with the bifurcation in its development: in Western Europe, the development of capitalism; in East-Central Europe, the rise of the manorial-serf economy which hampered the development of capitalism. The main motif linking together the studies in this volume is the endeavour to explain this separation. the author evaluates the different theories explaining this, and also provides further analysis of economic life, dealing with the commercial activity, economic regression, especially in Poland.

Success is a simple thing that most people believe to be something mysterious and complicated - the reality, according to Paul Bassi, is something completely different. In the vast majority of cases, the people at the top have got there by following disciplines that open to everyone. The truth about success is that it's closer than you might think but harder work than you expect.

Anyone can be successful in life - by your own definition, which is the only one that really matters - if you set yourself a central ambition and follow some fundamental principles about how it can be achieved. While the advice in this book may look primarily at business and property, the underlying themes are applicable to whatever life and career you wish to pursue.

Drawing on stories from his youth, early career, family life and his current position as one of the Midlands' most prominent property investors, Paul Bassi shows how you can plan your own journey to success. It won't be easy; it won't happen overnight; and it won't come without making sacrifices. But if you want it badly enough and are prepared to be disciplined and relentless in your approach, it is all perfectly possible. This book will show you exactly what it takes.

Water Conflicts - Analysis for Transformation (Hardcover): Mark Zeitoun, Naho Mirumachi, Jeroen Warner Water Conflicts - Analysis for Transformation (Hardcover)
Mark Zeitoun, Naho Mirumachi, Jeroen Warner
R1,999 Discovery Miles 19 990 Ships in 10 - 15 working days

Water Conflicts applies cutting-edge thinking to identify pathways that can transform complex water conflicts. It challenges existing power-blind and politics-lite analysis that is very deeply-held and recurring in debates that suggest causal links between scarcity and violence-or peace. This book presents a much needed revision of transboundary water analysis, leading to a rethink on the way water is used and contested, with a focus on harm experienced both by the most vulnerable water users and the environment. Recognizing that conflicts are never static, Mark Zeitoun, Naho Mirumachi, and Jeroen Warner's "transformative analysis" provides multi-disciplinary tools and perspectives to understand and address the complexities involved. The approach is stress-tested through dozens of examples around the globe, and it incorporates collective evidence and knowledge of the London Water Research Group. The insights on water diplomacy will be most welcome by analysts, activists, diplomats, and all others tackling water conflicts. Seeking to motivate improvement of transboundary water arrangements towards further equity and sustainability as a practical agenda, the book is a fresh antidote to the detached role that researchers and policymakers often play.
