Home ownership in a risk society - A social analysis of mortgage arrears and possessions (Paperback): Janet Ford, Roger... Home ownership in a risk society - A social analysis of mortgage arrears and possessions (Paperback)
Janet Ford, Roger Burrows, Sarah Nettleton
R852 Discovery Miles 8 520 Ships in 12 - 17 working days

In Britain in the 1990s households containing almost 1.4 million adults and children had their mortgaged home possessed. A far greater number experienced serious mortgage arrears but managed to avoid possession. The emergence of such levels of unsustainable home ownership has consequences for many areas of social and public policy, including: the economy; public health; social security reform; and family policy. This book argues that the emergence of unsustainable owner-occupation is emblematic of broader changes in contemporary society associated with the emergence of what commentators such as Beck and Giddens have characterised as a 'risk society'. Home ownership in a risk society: provides the first systematic overview of the meaning and implications of a body of research work that has hitherto remained largely fragmented; argues that the particular conjunction of events which generated the short-term housing crisis of the early 1990s masked a series of more enduring structural changes which have resulted in unsustainable home ownership becoming a more permanent part of the British socio-economic landscape; uses a wide range of methodological strategies - including in-depth qualitative interviews with adults and children, survey analysis, and the multivariate statistical analysis of large-scale data sets; paints a rich and detailed empirical picture of the causes, socio-economic distribution and social consequences of mortgage arrears and possessions. This broad-ranging book is aimed at students, researchers, policy makers and practitioners with an interest in social policy, sociology, human geography, urban studies, housing studies, public health, economics and finance.

Housing Markets in Europe - A Macroeconomic Perspective (Paperback, 2010 ed.): Olivier de Bandt, Thomas Knetsch, Juan Penalosa,... Housing Markets in Europe - A Macroeconomic Perspective (Paperback, 2010 ed.)
Olivier de Bandt, Thomas Knetsch, Juan Penalosa, Francesco Zollino
R4,527 Discovery Miles 45 270 Ships in 10 - 15 working days

During the recession in the years 2008-2009, the most severe for mature economies in the post-war period, housing markets were often mentioned as having a special responsibility. The objective of this book is to shed light on the cyclical behaviour of the housing markets, its fundamental determinants in terms of supply and demand characteristics, and its relationship with the overall business cycle. The co-movements of house prices across countries are also considered, as well as the channel of transmission of house price changes to the rest of the economy. Particular attention is paid to the effects on private consumption, through possible wealth effects. The book is a compilation of original papers produced by economists and researchers from the four main national central banks in the euro area, also with the participation of leading academics.

Real Estate Investing - Market Analysis, Valuation Techniques, and Risk Management (Hardcover, 2015 ed.): Benedetto Manganelli Real Estate Investing - Market Analysis, Valuation Techniques, and Risk Management (Hardcover, 2015 ed.)
Benedetto Manganelli
R3,828 Discovery Miles 38 280 Ships in 10 - 15 working days

This book describes in full the major approaches used to evaluate investment in real estate and shows how theory informs decision-aid methods and tools to support such evaluation. The inclusion of numerous examples makes it also a practical guide to assessing the suitability of an investment property. The first part of the text is devoted to an analysis of the housing market through the study of micro- and macroeconomic variables influencing supply and demand, with illustration of how these two components of the market interact. Special attention is given to market research and other preparatory activities able to influence the outcome of the investment. In fact, the quality of the parameters used for the evaluation depends on these activities. The final chapters describe the valuation techniques and highlight their essential features, limitations and potential in relation to ability to manage the investment risk. The book is aimed at graduates who wish to deepen their study of the real estate market and of the methods used to support investment decisions in real estate but also at professionals and managers of companies operating in the real estate market.

The Economic Theory of Eminent Domain - Private Property, Public Use (Paperback): Thomas J Miceli The Economic Theory of Eminent Domain - Private Property, Public Use (Paperback)
Thomas J Miceli
R868 Discovery Miles 8 680 Ships in 12 - 17 working days

This book surveys the contributions that economic theory has made to the often contentious debate over the government's use of its power of eminent domain, as prescribed by the Fifth Amendment. It addresses such questions as: When should the government be allowed to take private property without the owner's consent? Does it depend on how the land will be used? And what amount of compensation is the landowner entitled to receive (if any)? The recent case of Kelo v. New London (2005) revitalized the debate, but it was only the latest skirmish in the ongoing struggle between advocates of strong governmental powers to acquire private property in the public interest and private property rights advocates. Written for a general audience, the book advances a coherent theory that views eminent domain within the context of the government's proper role in an economic system whose primary objective is to achieve efficient land use.

Pul Eliya - A Village in Ceylon (Paperback): E R Leach Pul Eliya - A Village in Ceylon (Paperback)
E R Leach
R1,300 Discovery Miles 13 000 Ships in 12 - 17 working days

The North Central Province of Ceylon was the focus of a major civilisation which flourished between the third century BC and the twelfth century AD. The area is an arid plain where habitation is possible only with the help of an elaborate irrigation system; and the existing villages use the same irrigation works as the villages of antiquity. This 1961 book is a detailed analysis of how land was owned used and transmitted to later generations in one of these irrigation-based communities, the village of Pul Eliya. The main emphasis is placed on the way the ties of kinship and marriage are related to property rights and the practices of land use. The approach to this question provides a critical test of certain features of the theory and method of contemporary social anthropology. The factual evidence is very detailed, and the author allows the facts to speak for themselves wherever possible.

Professional Ethics in Construction and Surveying (Hardcover): Greg Watts, Jason Challender, Anthony Higham, Peter McDermott Professional Ethics in Construction and Surveying (Hardcover)
Greg Watts, Jason Challender, Anthony Higham, Peter McDermott
R3,839 Discovery Miles 38 390 Ships in 12 - 17 working days

This textbook responds to the increasing demand for practical, industry aligned, ethical practices in quantity surveying, construction management and related AEC professions. Professional Ethics for Construction and Surveying addresses how existing ethical standards can be pragmatically applied to both private and contracting practice, with case studies aligned with the ethical requirements of the main professional bodies. After an introduction to ethics, the authors present real-world situations where the minimum legal and contractual requirements necessitate the combination of professional judgement and ethical decision-making. They outline how such situations arise, then address how decisions can and should be made that are in keeping with the moral, contractual and CSR requirements, with cases covering the building lifecycle from procurement to handover. Consequently, the book brings together ethical theory, existing worldwide ethical standards and the requirements of the RICS, the CIOB and the ICES, with the authors' experiences of examining candidates for entry into the professional bodies. The result is a professionally focused textbook aimed at vocational learners (at both undergraduate and postgraduate taught levels) and practitioners in construction, engineering, architecture and the wider built environment.

Laws and Regulations in Global Financial Markets (Hardcover): R. Girasa Laws and Regulations in Global Financial Markets (Hardcover)
R. Girasa
R4,301 Discovery Miles 43 010 Ships in 10 - 15 working days

The major financial scandals of the past decade, which have been discussed exhaustively in corporate offices by corporate attorneys, and in accounting firms, have led to the passage of massive Congressional enactments in the United States that impact the world of finance. The enactment of the Sarbanes-Oxley Act in 2002, with its significant provisions of 20-year imprisonment for certain offenses, and the conviction of Enron's CEO and other senior executives, finally caught the attention of corporate executives. Laws and Regulations in Global Financial Markets presents students, researchers, and practitioners with an in-depth global analysis of the legal and regulative aspects of corporate financial markets. Readers are introduced to international developments concerning rules and regulations impacting investment advisers and broker-dealers, bankruptcy law, important legal changes influencing banks and credit ratings organizations, real estate regulations, and insurance law. The book concludes with a discussion of personal finance, financial literacy, and federal statutes centered around the subject matter.

Behavioural Science and Housing Decision Making - A Case Study Approach (Paperback): Helen Bao Behavioural Science and Housing Decision Making - A Case Study Approach (Paperback)
Helen Bao
R1,252 Discovery Miles 12 520 Ships in 9 - 15 working days

This book takes a behavioural approach to examine six important housing questions: tenure decision, gentrification, place attachment, housing bubbles, housing wealth, and residential satisfaction. Using experimental and field data, the book demonstrates the effects of six behavioural biases and heuristics (i.e., anchoring and reference dependence, loss aversion, mental accounting, endowment effect, herd behaviours, and social comparison) on these housing decisions. The first part of the book introduces the questions and provides a behavioural science toolbox before the second part adopts a real-world case study approach. Real data sets and suggested answers are provided, and the cases come from the UK, USA, and China. Background information is given in each case to facilitate the understanding of the case data and question, as well as the discussions on the results. This book is ideal supplementary reading on a variety of courses such as housing studies, economics, real estate, research methods, and for students and academics who are interested in the application of behavioural science in housing decisions.

Infrastructure Planning and Finance is a non-technical guide to the engineering, planning, and financing of major infrastucture projects in the United States, providing both step-by-step guidance, and a broad overview of the technical, political, and economic challenges of creating lasting infrastructure in the 21st Century. The rest of the book describes the individual infrastructure systems: their elements, current issues and a 'how-to-do-it' section that covers the system and the comprehensive plan, development regulations and how it can be financed. Innovations such as decentralization, green and blue-green technologies are described as well as local policy actions to achieve a more sustainable city are also addressed. Chapters include water, wastewater, solid waste, streets, transportation, airports, ports, community facilities, parks, schools, energy and telecommunications. Attention is given to how local policies can ensure a sustainable and climate friendly infrastructure system, and how planning for them can be integrated across disciplines.

Environmental Valuation in Developed Countries - Case Studies (Hardcover): David Pearce Environmental Valuation in Developed Countries - Case Studies (Hardcover)
David Pearce
R4,554 Discovery Miles 45 540 Ships in 12 - 17 working days

This is the second of two volumes of case studies that illustrate how environmental economists place values on environmental assets and on the flows of goods and services generated by those assets. The first volume, Valuing the Environment in Developing Countries, illustrates methodologies and applications of valuation techniques in the developing world; this volume concentrates on developed or 'wealthy' nations where the first examples of economic valuation of the environment were carried out. This important book assembles studies that discuss broad areas of application of economic valuation - from amenity and pollution through to water and health risks, from forestry to green urban space. In this, his last book, the late David Pearce brought together leading European experts, contributors to some two dozen case studies exploring the frontiers of economic valuation of natural resources and environmental amenity in the developed world. Essays on the role of valuation in environmental policy, environmental justice and green accounts are presented, and case study topics include: * valuing forestry benefits * GM crops * water use and quality * externalities in the electricity sector * renewable energy benefits * electricity transmission line disamenity * urban greenspace * chemical risks * noise pollution. Economic valuation has undoubtedly made an important contribution to the environmental debate, and the contributors illustrate how sophisticated techniques have become, and how powerful their application can be. As such, this significant volume will prove essential reading for academics, researchers, students and practitioners in the field of environmental economics.

Let's face it--fixing and flipping houses is sexy. Who doesn't love the idea of buying a rundown, mold-infested shack and transforming it into someone's dream home for massive profits? Reality TV shows make it look so easy. A little paint here, some new kitchen cabinets there, and presto The house is sold for big bucks and everyone lives happily ever after. If only it were that simple. Fixing and flipping houses is a business. In order for a business to survive, prosper, and grow, systems must be put in place. Fixing and Flipping Real Estate: Strategies for the Post-Boom Era is a book that breaks down the four essential components of a fix-and-flip business, giving you the building blocks to efficiently buy and sell 1 to 20 properties a month in today's post-boom era housing market. You'll learn about each of the boxes: * Acquisition--How to find and buy a profitable real estate deal. * Rehabbing--How to systematically remodel a house and how not to underimprove, or overimprove, your property. * Sales--How to sell your flip for the highest possible price in the shortest possible time.* Raising Capital--How to get the capital you need to grow your business, including using other people's money, for your real estate deals without getting sued or going to jail. In the post-real estate boom era, fixing and flipping is again a solid business--especially in the sand states--Arizona, California, Nevada, Texas, and Florida, among others. It's also a good bet in states as diverse as North Carolina and Washington State. And with the real estate market projected to bottom out nationally in 2012 (this time for real), there are plenty of houses to be renovated and plenty of money to be made by the enterprising in all fifty states. This book shows real estate investors everything they need to know to get started fixing and reselling houses either as a substantial sideline or a full-on business. What you'll learnReaders will learn how to: * Buy bank-owned houses, short sales from underwater homeowners, and foreclosures at auction. * Determine your target neighborhood, price point, and property. * Calculate accurately repair expenses, holding, and closing costs. * Negotiate with contractors, tradespeople, and suppliers for the best pricing.* Get distressed home sellers and Realtors calling you first about great deals. * Use other people's money to help you reach your financial goals. * Manage risk and invest conservatively and responsibly in real estate to protect your capital. * Improve greatly your chances of success by fixing and flipping houses as a business rather than as a hobby or a lark. Who this book is for If you've ever thought about supplementing your current income by fixing and flipping a house, or quitting your job to make flipping houses your full-time business, then Fixing and Flipping Real Estate: Strategies for the Post-Boom Era is the book you need. It is for motivated, entrepreneurial self-starters who want to earn an extra $10,000 to $200,000 a year while reducing the risk any real estate investment entails.

Emergent Phenomena in Housing Markets - Gentrification, Housing Search, Polarization (Hardcover, 2013 ed.): Lidia Diappi Emergent Phenomena in Housing Markets - Gentrification, Housing Search, Polarization (Hardcover, 2013 ed.)
Lidia Diappi
R2,961 Discovery Miles 29 610 Ships in 10 - 15 working days

The housing market, like every market, is the product of thousands of interacting buyers and sellers driven by different interests. But unlike other markets, the housing market is able to profoundly transform the socioeconomic structure and the image of a city. Very often, changes in urban space are the result of the imperceptible operation of a multitude of micro-transformations which act with such great energy and decisiveness that they can transform the 'DNA' of entire urban neighborhoods. These qualitative novelties, unpredictable and non-deducible on the basis of the previous properties, are defined emergences. Namely emergence means a 'pattern formation' characterized by a self-organizing process driven by non-linear dynamics. This book explores housing market emergence in light of three different phenomena: search for housing, social polarization, and gentrification. The book is divided into two parts. The first part presents contributions on modelling emergence of different phenomena, formalised in multi-agent systems. The second part gathers empirical research and analyses aimed at supporting the findings of the models.

Russian Peasant Organisation Before Collectivisation - A Study of Commune and Gathering 1925-1930 (Paperback): D.J. Male Russian Peasant Organisation Before Collectivisation - A Study of Commune and Gathering 1925-1930 (Paperback)

Most Russian peasants in the mid-1920s held their land as members of a commune (or mir), the old Russian form of land-holding. The revolution had brought a revival in the fortunes of the institution. This was not a welcome development to the Bolsheviks and the Soviet government unsuccessfully attempted to supplant the commune as the focus of rural affairs, by instituting the rural Soviets. The debate on land-holding in the mid-twenties bore fruit only in encouraging peasants to modify the worst inefficiencies of strip farming.

Property Crime in London, 1850-Present (Hardcover, New): W. Meier Property Crime in London, 1850-Present (Hardcover, New)
W. Meier
R1,554 Discovery Miles 15 540 Ships in 10 - 15 working days

This book examines London's transformation from the mid-Victorian "miracle" of low and diminishing crime to its status as a high-crime society at the outset of the twenty-first century. It treats six different types of misdeed--burglary, shopbreaking, shoplifting, confidence schemes, robbery, and drug smuggling--as representative of distinct phases in the evolution of criminal activity and the criminal-justice system in modern Britain. This is the first book to offer an expansive analysis of twentieth-century thieves and to challenge the notion that they operated in a self-contained underworld. It argues that to understand the growth of lawbreaking we must connect sensational and mundane offenses alike to their social and economic contexts, with a particular focus on how these contexts, including experience within the penal system, shaped criminal decision-making and expanded opportunities for transgression.
