Regulating Information Asymmetry in the Residential Real Estate Market - The Hong Kong Experience (Paperback): Devin Lin Regulating Information Asymmetry in the Residential Real Estate Market - The Hong Kong Experience (Paperback)
Devin Lin
R1,564 Discovery Miles 15 640 Ships in 10 - 15 working days

This book conducts a detailed examination of the current form of the Hong Kong residential property regulatory system: the 2013 Residential Properties (Firsthand Sales) Ordinance (Cap 621). The author sheds light on how the new legislation promotes a number of values including information symmetry, consumer protection, the free market and business efficacy. It provides a detailed account of how the regulatory mechanism has evolved over the past three decades to catch unconsscionable sales tactics (such as selective information and/or misrepresentation of location, size, completion date and past transactions) and monitor sales practices in order to protect the interests of stakeholders in this ever-changing first-hand residential property market. This book breaks down this complicated subject matter by focusing a number of chapters each on a specific attribute of the residential property on sale. It then examines the various channels through which the information is communicated to the prospective buyer and discusses misrepresentation of the key information in sales of residential properties as criminal liability. The tension between consumer's rights on one hand and the pursuit of free market principles on the other is but one example of the conflicting values thoroughly discussed in the book, others include superstition vs. modernization and clarity vs. flexibility. Aimed at those with an interest in consumer protection and transparency-orientated legislation in commercialized real estate transactions, this book seeks to provide an in-depth discussion of the latest trends and directions of travel.

London's Global Office Economy - From Clerical Factory to Digital Hub (Hardcover): Rob Harris London's Global Office Economy - From Clerical Factory to Digital Hub (Hardcover)
Rob Harris
R4,650 Discovery Miles 46 500 Ships in 10 - 15 working days

London's Global Office Economy: From Clerical Factory to Digital Hub is a timely and comprehensive study of the office from the very beginnings of the workplace to its post-pandemic future. The book takes the reader on a journey through five ages of the office, encompassing sixteenth-century coffee houses and markets, eighteenth-century clerical factories, the corporate offices emerging in the nineteenth, to the digital and network offices of the twentieth and twenty-first centuries. While offices might appear ubiquitous, their evolution and role in the modern economy are among the least explained aspects of city development. One-third of the workforce uses an office; and yet the buildings themselves - their history, design, construction, management and occupation - have received only piecemeal explanation, mainly in specialist texts. This book examines everything from paper clips and typewriters, to design and construction, to workstyles and urban planning to explain the evolution of the 'office economy'. Using London as a backdrop, Rob Harris provides built environment practitioners, academics, students and the general reader with a fascinating, illuminating and comprehensive perspective on the office. Readers will find rich material linking fields that are normally treated in isolation, in a story that weaves together the pressures exerting change on the businesses that occupy office space with the motives and activities of those who plan, supply and manage it. Our unfolding understanding of offices, the changes through which they have passed, the nature of office work itself and its continuing evolution is a fascinating story and should appeal to anyone with an interest in contemporary society and its relationship with work.

Shabnam Rezapour, Amirhossein Khosrojerdi, Golnoosh Rasoulifar, Janet K Allen, Jitesh H. Panchal, …
R1,574 Discovery Miles 15 740 Ships in 10 - 15 working days

A fail-safe supply network is designed to mitigate the impact of variations and disruptions on people and corporations. This is achieved by (1) developing a network structure to mitigate the impact of disruptions that distort the network structure and (2) planning flow through the network to neutralize the effects of variations. In this monograph, we propose a framework, develop mathematical models and provide examples of fail-safe supply network design. We show that, contrary to current thinking as embodied in the supply network literature, disruption management decisions made at the strategic network design level are not independent from variation management decisions made at the operational level. Accordingly, we suggest that it is beneficial to manage disruptions and variations concurrently in supply networks. This is achieved by architecting fail-safe supply networks, which are characterized by the following elements: reliability, robustness, flexibility, structural controllability, and resilience. Organizations can use the framework presented in this monograph to manage variations and disruptions. Managers can select the best operational management strategies for their supply networks considering variations in supply and demand, and identify the best network restoration strategies including facility fortification, backup inventory, flexible production capacity, flexible inventory, and transportation route reconfiguration. The framework is generalizable to other complex engineered networks.

Understanding Housing Finance - Meeting Needs and Making Choices (Hardcover, 2nd edition): Peter King Understanding Housing Finance - Meeting Needs and Making Choices (Hardcover, 2nd edition)
Peter King
R5,525 Discovery Miles 55 250 Ships in 10 - 15 working days

One of the biggest challenges for students of housing is understanding the financial principles which underpin the place of housing in the wider economy. By taking a political economy approach, Peter King's Understanding Housing Finance makes the basic principles of the subject accessible, without requiring detailed prior knowledge of economics or financial systems.

The book explains housing finance by exploring the way in which markets and governments react together. It takes a conceptual approach to consider the advantages and limits of housing markets and why governments intervene. The consequences of intervention are explored in detail using examples of housing subsidy systems and policy mechanisms such as rent control, housing allowances and subsidies to owner occupation.

This is a key reference for students on housing and planning courses at both undergraduate and postgraduate level. The book's approach means that its relevance is not confined to one particular housing system, but is useful for those studying housing finance in most developed and developing countries.

Developmental Dilemmas - Land Reform and Institutional Change in China (Paperback): Peter Ho Developmental Dilemmas - Land Reform and Institutional Change in China (Paperback)
Peter Ho
R1,514 Discovery Miles 15 140 Ships in 10 - 15 working days

Developmental Dilemmas singles out land as an object of study and places it in the context of one of the world's largest and most populous countries undergoing institutional reform: the People's Republic of China. The book demonstrates that private property protected by law, the principle of 'getting-the-prices-right', and the emergence of effectively functioning markets are the outcome of a given society's historical development and institutional fabric. Peter Ho argues that the successful creation of new institutions hinges in part on choice and timing in relation to the particular constellation of societal, economic, political and cultural parameters. Disregarding these could result in rising inequality, bad land stewardship, and the eruption of land-related grievances.

Ethnic Spatial Segregation in European Cities (Paperback): Hans Skifter Andersen Ethnic Spatial Segregation in European Cities (Paperback)
Hans Skifter Andersen
R1,428 Discovery Miles 14 280 Ships in 10 - 15 working days

This book provides the first in depth interpretation of how to understand the causes of ethnic residential segregation across Western European countries and the USA. In many countries, ethnic minorities have obtained low quality housing and may be concentrated in certain parts of cities. This book asks to what extent ethnic segregation can be assigned to special preferences for housing and neighbourhoods among ethnic minorities. Is it the behaviour of the native majority, or is it a result of housing and urban policies? Ethnic segregation differs greatly across European countries and cities. Chapters discuss the extent to which these differences can be explained by welfare state systems, levels of immigration and the ethnic composition of minorities. The book also considers the impact of housing policy and the spatial structure of urban housing markets created by urban planning and policies. This book will appeal to teachers, students and researchers working with segregation, urban sociology and geography. It will also be valuable to civil servants in central and local governments who are working with measures to combat ethnic segregation and its consequences.

The Real Estate Market in Ghana - An Emerging Market in Sub-Saharan Africa (Hardcover): Wilfred K Anim-Odame The Real Estate Market in Ghana - An Emerging Market in Sub-Saharan Africa (Hardcover)
Wilfred K Anim-Odame
R4,918 Discovery Miles 49 180 Ships in 10 - 15 working days

This book seeks to fill the information gap on a key emerging real estate market and demystify the perception that the market in Ghana and indeed, across sub-Saharan Africa is opaque. Drawing on decades of experience from within the market, the author presents a detailed examination of the real estate market in Ghana and its existing regulatory framework. In doing so, he provides a justification for its relevance in the subregion. It focuses on seven thematic areas - land administration, legal perspectives, market dynamics, investment potentials, market competitiveness, valuation and compensation. This book will be a useful resource for students, academia, practitioners, real estate developers, investors and professional advisors such as valuers, surveyors, lawyers, accountants, bankers, architects, planners and engineers. An important feature of this book is the way in which chapters are self-contained, and yet follow logically one from another. With this approach, readers can choose a reading path appropriate to their own specific needs without a loss of continuity.

Leadership in the Construction Industry - Developing Authentic Leaders in a Dynamic World (Hardcover): George Ofori,... Leadership in the Construction Industry - Developing Authentic Leaders in a Dynamic World (Hardcover)
George Ofori, Shamas-ur-Rehman Toor
R4,194 Discovery Miles 41 940 Ships in 10 - 15 working days

This book presents a new framework for leadership in the construction industry which draws from the authentic leadership construct. The framework has three major themes: self-leadership, self-transcendent leadership, and sustainable leadership. Despite its significance, leadership has not been given due importance in the construction industry as focus is placed on managerial functionalism. At the project level, even with the technological advances in the industry in recent years, construction is realized in the form of people undertaking distinct interdependent activities which require effective leadership. The industry faces many challenges including: demanding client requirements and project parameters; more stringent regulations, codes and systems; intense competition in the industry; and threats from disruptive enterprise. In such a complex environment, technology-driven and tool-based project and corporate management is insufficient. It must be complemented by a strategic, genuine, stakeholder-focused and ethical leadership. Leadership in the Construction Industry is based on a study on authentic leadership and its development in Singapore. Leadership theories and concepts are reviewed; the importance of leadership in the construction industry is discussed; and the grounded theory approach which was applied in the study is explained. Many eminent construction professionals in Singapore were interviewed in the field study. Emerging from the experiences of the leaders documented in this book are three major themes: (1) self-leadership: how leaders engage in various self-related processes such as self-awareness, self-regulation, and role modeling. (2) self-transcendent leadership: how leaders go beyond leading themselves to leading others through servant leadership, shared leadership, spiritual leadership, and socially-responsible leadership; and, finally, (3) sustainable leadership or the strategies leaders employ to make the impact of their leadership lasting. A synthesis of these themes and their implications for leadership development is presented before the book concludes with some recommendations for current and aspiring leaders about how they can engage with them. This book is essential reading for all construction practitioners from all backgrounds; and researchers on leadership and management in construction.

Financing California Real Estate - Spanish Missions to subprime mortgages (Paperback): Lynne P. Doti Financing California Real Estate - Spanish Missions to subprime mortgages (Paperback)
Lynne P. Doti
R1,377 Discovery Miles 13 770 Ships in 10 - 15 working days

California was at the epicentre of the collapse of the real estate market in 2008, which had a devastating effect on the world economy. Taking this diverse and powerful state as a case study, this book presents a financial history of the property business, from the time Spanish Missions were established to the Great Recession. Financing California Real Estate provides the history of expansions and contractions in the real estate market, and describes factors in the state and nation which may have triggered changes in the direction of growth in real estate lending. It explores how financial institutions which provided funding for building and buying homes changed over time, from the establishment of Spanish Missions in 1769, to the Gold Rush, to rail transportation, all the way through to the real estate bubble that peaked in 2005. Using detailed information on financial institutions to explain the changing nature of the real estate market, this book ultimately suggests an alternative theory for what led to the Great Recession. This book will be of interest to researchers working in the area of real estate cycles in the economy, historians interested in the economy of California, and financial historians.

Equity Home Bias in International Finance - A Place-Attachment Perspective (Paperback): Kavous Ardalan Equity Home Bias in International Finance - A Place-Attachment Perspective (Paperback)
Kavous Ardalan
R1,428 Discovery Miles 14 280 Ships in 10 - 15 working days

This book provides a comprehensive and critical analysis of research outcomes on the equity home bias puzzle - that people overinvest in domestic stocks relative to the theoretically optimal investment portfolio. It introduces place attachment - the bonding that occurs between individuals and their meaningful environments - as a new explanation for equity home bias, and presents a philosophically multi-paradigmatic view of place attachment. For the first time, a comprehensive and up-to-date review of the extant literature is provided, demonstrating that place attachment is a contributing factor to 22 different topics in which variations of home bias are present. The author also analyses the social-psychological underpinnings of place attachment, and considers the effect of multi-culturalism on the future of equity home bias. The book's unique approach discusses the issues in conceptual terms rather than through data and statistical methods. This multi- and inter-disciplinary book is an invaluable resource for graduate students and researchers interested in economics, finance, philosophy, and/or methodology, introducing them to a new line of research.
