The housing market, like every market, is the product of thousands of interacting buyers and sellers driven by different interests. But unlike other markets, the housing market is able to profoundly transform the socioeconomic structure and the image of a city. Very often, changes in urban space are the result of the imperceptible operation of a multitude of micro-transformations which act with such great energy and decisiveness that they can transform the 'DNA' of entire urban neighborhoods. These qualitative novelties, unpredictable and non-deducible on the basis of the previous properties, are defined emergences. Namely emergence means a 'pattern formation' characterized by a self-organizing process driven by non-linear dynamics. This book explores housing market emergence in light of three different phenomena: search for housing, social polarization, and gentrification. The book is divided into two parts. The first part presents contributions on modelling emergence of different phenomena, formalised in multi-agent systems. The second part gathers empirical research and analyses aimed at supporting the findings of the models.

Preserving South Street Seaport tells the fascinating story, from the 1960s to the present, of the South Street Seaport District of Lower Manhattan. Home to the original Fulton Fish Market and then the South Street Seaport Museum, it is one of the last neighborhoods of late 18th- and early 19th-century New York City not to be destroyed by urban development. In 1988, South Street Seaport became the city's #1 destination for visitors. Featuring over 40 archival and contemporary black-and-white photographs, this is the first history of a remarkable historic district and maritime museum. Lindgren skillfully tells the complex story of this unique cobblestoned neighborhood. Comprised of deteriorating, 4-5 story buildings in what was known as the Fulton Fish Market, the neighborhood was earmarked for the erection of the World Trade Center until New Jersey forced its placement one mile westward. After Penn Station's demolition had angered many New York citizens, preservationists mobilized in 1966 to save this last piece of Manhattan's old port and recreate its fabled 19th-century "Street of Ships." The South Street Seaport and the World Trade Center became the yin and yang of Lower Manhattan's rebirth. In an unprecedented move, City Hall designated the museum as developer of the twelve-block urban renewal district. However, the Seaport Museum, whose membership became the largest of any history museum in the city, was never adequately funded, and it suffered with the real estate collapse of 1972. The city, bankers, and state bought the museum's fifty buildings and leased them back at terms that crippled the museum financially. That led to the controversial construction of the Rouse Company's New Fulton Market (1983) and Pier 17 mall (1985). Lindgren chronicles these years of struggle, as the defenders of the people-oriented museum and historic district tried to save the original streets and buildings and the largest fleet of historic ships in the country from the schemes of developers, bankers, politicians, and even museum administrators. Though the Seaport Museum's finances were always tenuous, the neighborhood and the museum were improving until the tragedy of 9/11. But the prolonged recovery brought on dysfunctional museum managers and indifference, if not hostility, from City Hall. Superstorm Sandy then dealt a crushing blow. Today, the future of this pioneering museum, designated by Congress as America's National Maritime Museum, is in doubt, as its waterfront district is eyed by powerful commercial developers. While Preserving South Street Seaport reveals the pitfalls of privatizing urban renewal, developing museum-corporate partnerships, and introducing a professional regimen over a people's movement, it also tells the story of how a seedy, decrepit piece of waterfront became a wonderful venue for all New Yorkers and visitors from around the world to enjoy. Bad architecture. Soulless. Destructive of communities. The suburbs are much-maligned places. We see this time and again in films like American Beauty and novels like The Ice Storm. But are they really as homogenous and conservative as we think they are? In this wide-ranging comparative study of England and the United States, Mark Clapson offers new interpretations on suburbia. 'Trading zone' is a concept introduced by Peter Galison in his social scientific research on how scientists representing different sub-cultures and paradigms have been able to coordinate their interaction locally. In this book, Italian and Finnish planning researchers extend the use of the concept to different contexts of urban planning and management, where there is a need for new ideas and tools in managing the interaction of different stakeholders. The trading zone concept is approached as a tool in organizing local platforms and support systems for planning participation, knowledge production, decision making and local conflict management. In relation to the former theses of communicative planning theory that stress the ideals of consensus, mutual understanding and universal reason, the 'trading zone approach', outlined in this book, offers a different perspective. It focuses on the potentiality to coordinate locally the interaction of different stakeholders without requiring the deeper sharing of understandings, values and motives between them. Galison's commentary comes in the form of the book's final chapter.

In creating urban space, there is always an exchange of dialogue as to what the space currently is and how it ought to exist, by those who live in that place, those who have a stake in its future, and those who sense the need for improvement in its harsh reality. Some of their thoughts materialize in the form of a physical change to the current environment - and urban regene- tion is one such form. This process in which people redefine their living environment and socially reconstruct the meaning and value of a place is all too important in deciding what, if any, change should be introduced in the form of a physical project. Some might argue that this communicative process is indeed the very core or even the definition of urban regeneration rather than a mere condition for instigation. However, it has also been observed that such a communicative process is often difficult to manage, if it happens at all. Social exclusion, power imbalance, conflict, indifference, and lack of c- municative social capital are the usual suspects in collective inaction, but it is also true that they are familiar constituents of any urban life. In some social contexts, little attention has been paid to such complexity.

Flame and Fortune in the American West creatively and meticulously investigates the ongoing politics, folly, and avarice shaping the production of increasingly widespread yet dangerous suburban and exurban landscapes. The 1991 Oakland Hills Tunnel Fire is used as a starting point to better understand these complex social-environmental processes. The Tunnel Fire is the most destructive fire-in terms of structures lost-in California history. More than 3,000 residential structures burned and 25 lives were lost. Although this fire occurred in Oakland and Berkeley, others like it sear through landscapes in California and the American West that have experienced urban growth and development within areas historically prone to fire. Simon skillfully blends techniques from environmental history, political ecology, and science studies to closely examine the Tunnel Fire within a broader historical and spatial context of regional economic development and natural resource management, such as the widespread planting of eucalyptus trees as an exotic lure for homeowners, and the creation of hillside neighborhoods for tax revenue-decisions that produced communities with increased vulnerability to fire. Simon demonstrates how a drive for affluence led to a state of vulnerability for rich and poor alike in Oakland that has only been exacerbated by the rebuilding of neighborhoods after the fire. Despite these troubling trends, Flame and Fortune in the American West illustrates how many popular and scientific debates on fire limit the scope and efficacy of policy responses. These risky yet profitable developments (what the author refers to as the Incendiary), as well as proposed strategies for challenging them, are discussed in the context of urbanizing areas around the American West and hold broad applicability within hazard-prone areas globally.

This book deals with the formation of the post-Second World War reconstruction and planning machinery in Great Britain, the re-planning efforts undertaken in post-war London, and in particular the redevelopment programme regarding its central area in the form of the comprehensive development projects. Originating from a PhD Thesis, the book recreates the atmosphere following step by step arguments and events at various political, socio-economic and technical levels. It also contributes to the understanding of succeeding developments in terms of planning theory and practice. The book is structured into three parts. The first one explores the administrative and statutory developments in town planning matters during the period 1940-59. The second part deals with the plans proposed for London as a whole from independent and official organisations mainly during the 1940s. Finally, the third part examines the proposed projects for the rebuilding of the City of London and for special areas of Central London that suffered from bombing on both sides of the Thames.

Hans van Ginkel Rector, United Nations University The challenges of the world's future are linked to the growing share of the global population that will reside in urban areas. UN projections indicate that by 2030 the world's urban population share will rise to 60 percent. Of the two billion added to the global population, 99 percent will be added to the urban areas of the world. Of this number, 95 percent will be in countries of the developing world. As most people will live in urban areas we had better work to build and organize them as both attractive and less resource consuming places. That is, to promote sustainable urban development is to promote the creation of dense human settlements that are livable and have reduced their impacts on larger scale ecosystems. While much attention has been focused on the "mega-cities," those with a population of over 10 million, the amount of people living in these places will remain almost constant while the smaller and medium size cities will be the great absorbers of the world's urban population. Indeed, it is predicted that while the absolute number of people that will live in urban centers of 10 million or more will increase from approximately 263 to 375 million between 2000 and 20 IS, their share of the total urban population will only increase from 9. 2 percent to 9. 8 percent, a 6. 34 percent increase.
